Avoiding Unapproved/Unauthorized Exterior Modifications Violations


Dear Greenridge Homeowners and Residents,

The Board of Directors is issuing the attached guide regarding the requirement for prior written approval from the Architectural Control Committee (ACC) before any exterior modification, addition, or alteration to your home or property is commenced. These requirements are intended to preserve the architectural integrity, appearance, and property values of our community while ensuring a uniform review process.

The purpose of this guide is to help homeowners avoid unauthorized and or unapproved exterior modifications and understand:

  – When ACC approval is required.

  – What types of exterior work require review.

  – How to submit a complete Architectural Modification Request Form.

  – The potential consequences of proceeding without prior written ACC approval.

Please note that all homeowners planning exterior work should:

  – Submit a complete modification request to the ACC at least 30 days before the proposed start date.
  – Not begin work until written ACC approval has been received.

Exterior work undertaken without prior written approval may constitute a violation of the Association’s governing documents and may result in legal enforcement actions, including fines, or corrective action or measures.
